Two questions:

1. What would a nice two story house cost near the UW Laramie campus? Say a four bedroom with three full baths.

2. If one were interested in buying some land out in the wide open spaces of Wyoming, say 50-100 acres, with the intent to build a house, what would one expect to pay per acre?

I was going to post this on the Hole In the Wall forum but there is not a lot of traffic on that board.

Land in Wyoming can average anywhere between $1200-1800 an acre to $10,000 an acre (and in some cases even more). It greatly depends on where the land is and what is on the land (i.e. streams, lakes, etc.).

I'm looking at investment properties close to campus. Imo it's expensive, but to you it may be cheap. But for all intents and purposes everywhere in Laramie is 'close' to campus. As a rule though the closer you get to campus the more expensive it's going to be for what you get.

There's a specific property I'm looking at that I'm going to make an offer on (for rental purposes) that's two bed upstairs, two bed downstairs, 6.5 ft basement ceilings, shitty condition overall, built in 1913 for 205k, but it's three blocks from campus. To me that's expensive, but for the amount of rent revenue you could get the #s work out.

Absolutely. If you've got a stream, lake or canal with water rights that's as good as gold.

Absolutely. If you've got a stream, lake or canal with water rights that's as good as gold.

Given the sounds of the condition of the house it would be expensive here in NC. Now if it were in good shape it would be relatively cheap.

Some of the above listings are very much in line with property valves where I live, some or much higher. If I lived in Laramie I would want to be close to campus because I love college life and I think it would be fun to live near a lot of young people that are full of life. LOL!
